There are only two ways a garage can be added to your property; buying a ready-made garage or to hire a builder to make a new build garage. For a ready-made garage, you will need to make sure that you have the right foundations to lay the building on your property so that professional suppliers can come and assemble the garage for you. Generally, the better option is to hire professional builders to construct a new build garage as they can tailor it to the use you want for example as a spare bedroom or an extra family room.
There are a number of planning rules and regulations for outbuildings such as sheds, greenhouses and garages among many others. As these outbuildings are considered to be a permitted development, they do not need planning permission. However, if they are a single storey with a height exceeding 2.5 metres or are over half of the area of land around the house then planning permission may be required. Additionally, limiting factors are also applied if your home lies within a National Park, a World Heritage Site. If this occurs, then the maximum area that can be covered can be no more than 10 square metres.
If you are looking to build a detached double garage built using the same bricks and tiles of your house, then this can cost you in excess of £18,000. Generally included in the cost are the foundations, walls and lintels, roof, any carpentry, drainage and guttering, garage doors and electrical installation. However, this quote is only for the basic specification which involves a shallow pitched concrete tiled roof, simple ground floor slab with trench fill foundations and half brick-thick external walls. If you would like to upgrade your garage to include features such as external cavity walls, adding cold water plumbing, sealing the floor etc then this can increase the costs to £25,000 and above. Additionally, if you were to let the contractors project manage the build then there will be a management fee added as well.
Choosing an experience, high quality builder is a must when considering a garage or shed build, but this can sometimes be hard to find. The best tradesman for this project would be a builder who specialises in outbuilding construction or someone who has extensive experience in this field with work to demonstrate this. To get the specific type of build you would like, try to find a builder who has worked on a project similar to the one you have in mind so that you know that your vision can come to life!
