What might you expect to pay for a basement conversion?

If you don’t have a loft or attic, then going down into the basement can be another option for extending your home. However, this is an expensive process, and unless you already have a large cellar which just needs insulating and decorating, it could be easier to extend in other ways. If your basement hasn’t got enough head height and needs to be dug out, the costs can easily spiral out of control and is really only an option in places like central London where extending in other directions isn’t possible. A basement conversion costs upwards of £25,000 depending on specification.

A great way to add value to your property is through converting your basement or cellar. Converted basements can have multiple uses from a home office to a games room or even as simple as much needed extra living space. The cost of the conversion is dependent on the size or your property/ basement area and the design that you would like your basement to be converted in to. However, a general guideline for the cost of a conversion, which includes digging, plastering and structural renovation, can generally range from £750 to £1,400 per m2. The cost of the basement conversion can rise to about £2000 per m2 if the floor level needs to be lowered or underpinning is required. For a completely new basement which includes digging out a new space and underpinning can cost up to £300 per square metre.

Of course, these are just guidelines prices that can vary especially if a stairwell needs to be added which will cost an extra £500 to £1000 or fees that may be incurred through planning permission or building regulations. When looking for quotes it is good contact a few builders to get a few quotes to compare.  Although the cost of quotes can differ greatly, it is important to fully check if the quotes include VAT or other fees that can come from planning permission, architects or drawings, as this can add to the cost to the original quote.
