If you have a growing family putting pressure on your bathroom, or just a partner who takes hours over brushing their teeth in the morning, then adding another bathroom to your home could make life far more pleasant and boost your property’s value as well. Here's our simple guide on how to create and design an extra bathroom for your home.

Adding an En-Suite Bathroom

An en-suite bathroom is one of the easiest type of bathrooms to install, especially if you have large bedrooms in your home. Consider adding a shower room rather than a full bathroom, especially if you have a bath elsewhere in the house. A shower will take up far less room and provide a more practical space. Contact a few local builders and ask them to come in to quote for the work; they will be able to suggest the best options for a new shower room. Expect to pay around £3000 to £5000 for them to create a new en-suite shower room for you, but the price will vary depending on the fixtures and fittings you choose and any complications with plumbing and electrics. Whatever sort of bathroom you are adding to your property, you will have to get the work signed off by your local Council’s building control department.

Installing a Downstairs Loo

Having an extra bathroom downstairs – even if it is just a toilet and a sink – is a massive bonus in a family home. Finding the extra space to devote to a downstairs toilet isn’t as easy as chopping some of the space off an upstairs bedroom, and you have to think about access to the water and sewerage system, and providing ventilation. A cupboard under the stairs may appear to be the perfect place to install your downstairs toilet, but problems with ventilation and access to drainage can make these uneconomical. Get advice from a local builder about the best and most cost-effective options. A basic, uncomplicated conversion of a cupboard or other area into a downstairs toilet could cost around £2,000, but if you run into difficulties with drainage and access for ventilation, costs could be far higher.

Splitting a Larger Bathroom in Two

If you live in a property with large rooms and high ceilings, one of the cheapest and easiest way of creating a new bathroom is by simply splitting an existing bathroom in half. This is not as big a job as it may sound a most of the pipework is already in place and adding in extra showers, toilets or sinks only requires a little extra plumbing. Getting a builder to put up a simple stud partition wall, knock a door through to the hallway and add in an extra toilet, sink and shower will cost around £3000. This does not take into account what you will spend on tiling and decoration, but it is still one of the best ways of getting an extra bathroom without eating into bedroom space or the expense of building an extension.
