If you’re living in a rented property, or are a landlord yourself, it is important to be aware of the different laws which apply to rented homes. The law says that gas appliances, including gas fuelled combi boilers, have to be inspected every 12 months by a qualified Gas Safe engineer. An inspection isn’t the same as a service, but with the price being roughly the same for both, it’s probably best to convince your landlord to go for the service option as maintenance will probably prolong the life of the boiler.

What are the benefits of an annual boiler service?

The main advantage of having your boiler serviced every year is that it is probably less likely to break down and leave you in the middle of winter with no heating or hot water. Any niggling problems such as pilot light blowing out or problems with pressure can be rectified before they cause a complete failure. Replacing a boiler is an expensive business, and a new boiler plus fitting can easily set you back over £1000. If you can keep your boiler going a bit longer for the £60 you would pay or an annual service, the expense is probably worth it.

What does a boiler service involve?

Having your boiler serviced is a quick process and should take less than an hour. Most heating and power companies prefer to come and do services in the summer months when they are less busy with repairs, and this is a good time for the homeowner too as it ensures they are prepared for the winter ahead. The engineer will first make sure that the boiler has been installed properly making sure there is adequate ventilation, and will fire it up to make sure it is working. They will then remove the front cover of the boiler to get access to the working parts inside. All joints and valves will be checked, and the system will be tested to make sure it is not leaking gas anywhere. Finally they will tell you whether the boiler needs any repairs, and give you a report saying what work has been done.

Can I save money by doing the boiler service myself?

Unfortunately not. It’s against the law to start messing around with your combi boiler, and can be extremely dangerous too. Don’t even consider thinking about taking on the work yourself. Look on Top Tradespeople for suitably qualified Gas Safe engineers in your area. Not all people working with heating are Gas Safe, so make sure you check out their credentials. Expect to pay around £60 for a basic service. If more extensive repairs are recommended, compare prices between local companies to get the best value for money.
