1) Kitchen • There is a hole in the ceiling, roughly golf ball size that needs repairing/ painting over and the leak fixing that is causing the problem (from the bath upstairs – see bathroom works). 2) Bathroom - secondly in the bathroom is where most work needs doing. • As mentioned above there is a leak from the bath/ shower that must be causing the hole in the kitchen ceiling below. This needs fixing. • As there isn’t good ventilation in the bathroom a lot of mold/ mildew has appeared over time on the tiles & ceiling. This needs to be generally tidied up (painted ceiling/ re-grout tiles), the tenant has tried to clean off but it hasn’t worked. • Ventilation - could we put a vent (there is one but its old and is really just a vent in the wall rather than an electric extractor) to stop the damp continuing to happen. Either replacing the space that the current vent uses or putting one in the ceiling? NEW VENT/ EXTRACTOR REQUIRED. • The shower doesn’t work, something is wrong with the mixer taps and the tenant had to get an emergency plumber round to stop water flowing out, I need to now fix the shower, or get a new one put in. Nothing expensive, just something that works. Please advise on what can be done to rectify the shower. NEW SHOWER PARTS/ OR POTENTIAL NEW SHOWER UNIT REQUIRED.
